We work with established businesses, real estate investors, and the deals in between.
Three kinds of clients.
Each comes to us stuck in a different place. Here's who they are, what we usually see, and how we help.
01
Small & mid-size business owners
We work with established operating companies, usually with $2M or more in revenue and most often in the $10M to $15M range: manufacturers, industrial businesses, medical and professional practices, and other owner-run companies that have outgrown what their bank will do for them.
By the time they call, something has usually stalled. The bank said no and didn't explain why. Growth is outrunning cash. A new machine or a new location is needed without draining working capital. Or the business isn't quite ready for the bank yet, and needs a bridge to get there.
We start by finding out why, then match the business to the right capital: a line of credit, equipment finance, an asset-based facility, a term loan, acquisition financing, or SBA, including fast-track sources for smaller deals. A manufacturer turned down for thin cash flow, for example, might get equipment financing and an asset-based line that carries it to a full refinance.
02
Real estate investors
We work with investors and developers on transactions of $2M and up: flips, hotels, multifamily from 6 to 250 units, self-storage, industrial, assisted living, and medical office. The larger and more complex the deal, the more we tend to add.
The common thread is a gap between where the property is today and what a bank will finance. A building isn't leased up enough yet. A loan written at 3 to 5 percent is resetting at 7 to 8. A renovation is too unusual for a traditional lender. Or senior debt covers most of the deal, but not all of it.
We close that gap with bridge loans, usually 12 to 24 months, refinancing, mezzanine, and the equity sleeve, and on larger projects we assemble the whole capital stack. One recent example: a roughly $38M conversion of a 15-story 1800s building into apartments, where PACE energy financing sat ahead of senior debt. The approach paired a senior lender comfortable with PACE with a mezzanine or equity sleeve.
03
Other situations
Some deals don't fit neatly into a bank's box, and some moments call for more than a loan. Buying a business, buying out a partner, financing a historic project with PACE, and preparing a company for sale all belong here.
These situations usually need structure more than a single lender: senior debt combined with a seller note, an equity partner, or a plan that gets the business ready for a buyer before any money moves.
We bring structured financing, introductions to equity partners, and advisory. Marc is a Certified Exit Planning Advisor, so succession and exit conversations are part of the work, not an afterthought.
